The critical stage of any property transaction is the check prior to exchange of contracts. Most Solicitors treat conveyancing as a paper exercise and also an exercise in risk avoidance. They will send you a written "Report" which is a 5-7-page document usually accompanied by copies of all the documents that they have obtained. In all you may receive between 50 and 150 pages.

It is natural for you to assume that the solicitor has carefully checked all these documents before they were sent to you. In fact, if you read the covering letter carefully, you are being asked to check these documents and the solicitor is passing the risk to you. You may think, understandably, that if you had the knowledge to fully understand all these documents and judge from them whether you should go ahead with your purchase, you would not need a solicitor.

The "Report" is primarily to protect the Solicitor. However the assumption that the solicitor has checked means that few clients read these documents fully – this is where misunderstandings occur and mistakes are made.

At Hawkridge, we do not, except in exceptional circumstances, use a "Report", instead we ask you to visit us so that we can fully explain all the documents and check with you whether the answers we have obtained tally with your knowledge. The solicitor/conveyancer who acts for you has at least twenty five years experience in spotting possible problems and has the opportunity to help you avoid these. This personal service is more expensive than the cheapest but only marginally and we are less expensive than the factory conveyancers and substantially cheaper than many firms – we achieve this by keeping our overheads low, not by the false economy of reducing your access to our time.
